The application proposes to reduce the minimum parcel size to allow a future subdivision of part of the property at 2530 Blackwater Road. The property is currently zoned Agriculture 1 and designated Agriculture in the Official Community Plan.
The portion proposed for subdivision is about 5.9 ha and forms part of a larger 48 ha parcel. This area is separated from the rest of the property by Blackwater Road.
Unlike the main parcel, this portion of the property is not located within the Agricultural Land Reserve (ALR) and is therefore not regulated by the Agricultural Land Commission.
The proposed Zoning and Official Community Plan amendments would reduce the minimum parcel size to 1 ha. This would allow the 5.92 ha area to be subdivided into five individual lots.
This application was reviewed by the SLRD Board of Directors for first reading on February 25, 2026. The application is now in the process of being referred to external organizations for input.
